EMBRACING a lifestyle change can be beneficial for the soul and the hip pocket, according to selling agents. Regional Victorian real estate agents say with short-term accommodation portals growing in popularity, so too has the demand for properties that offer a house for owner occupiers and a separate space for independent living that can be rented out. One Agency Shaun O’Callaghan, Torquay, director Shaun O’Callaghan said in the past few years short-stay accommodation had really taken off on the Surf Coast. “People are looking for the capacity that they could do it,” Mr O’Callaghan said. “(Buyers are looking for homes) with a separate dwelling that could generate an income and make life more interesting, and meet people from outside the area. “There’s been a big shift in the social dynamic of the town in the last two years.” Mr O’Callaghan said a two-storey house he was selling at 12 Castaway Cres, Jan Juc, was a prefect example. “The foyer separates the house the owners live in and a two-bedroom renovated apartment for tourists,” he said. “It has a return of $40,000 a year.” It is listed for private sale with a price guide of $2 million-$2.2 million. Set on almost 400sq m, the main house features five bedrooms, two bathrooms, formal and informal living areas, as well as a cellar. The self-contained apartment features a living area with a kitchen, dedicated bedroom and an ensuite on the ground floor. Biggin & Scott, Daylesford, agent Rae Corris said the house at 1 Lakeside Drive captured the “absolute country feel” of properties in the region. “It’s very much what people are looking for in Daylesford,” she said. “It would suit a fairly broad range of buyers, from owner occupiers to weekend accommodation.” Ms Corris said there were a lot of residential buyers coming into the area, with a lot of interest from Melbourne. “This (house) is typical of grand country living and with the potential for income or a studio or for guests,” she said. “It could work as a large estate style holiday property with two separate dwelling for two groups or one large group. “It’s a very flexible property.” Set on more than 5000sq m, it is listed for private sale, with a price guide of $1.295 million.
